Much has already been written about how natural elements can help fight viruses: daylight, fresh air, and proximity to nature itself promote well being.
An article in the Financial Times of 28th August 2020 “The Architecture of heat: how we built before air-con” mentions how “the coronavirus pandemic has underlined the need for natural ventilation in buildings to help flush viruses out of buildings”. OpenCFD, a Courtyard occupier, has developed a model that predicts air movement to establish the most effective locations for fans to flush viruses out.
The Courtyard’s high ceilings, opening windows, secure cross ventilation, and location in what was an Oak forest all contribute to the health of occupiers. As does an absence of communal spaces, lifts and need for air conditioning.

This is an actual quote from the European Property and Facilities Manager for a multinational occupier at The Courtyard, who has considerable experience of “green” offices. We take it as a great compliment, as sustainability is not a passing fad at the Courtyard, it is central to reducing both running costs and depreciation, leading to happier occupiers, reduced voids, and improved investment performance for Reedspace. Total utility bills (gas, electricity & water) for occupiers remains under £1 per sq ft.
Passive rather than active means are used to temper the internal environment, harnessing natural light and ventilation to give the individual occupant as much control as possible.
Walls are built of engineering bricks to increase thermal mass, but this also helps reduce maintenance and provides a feeling of solidity rarely experienced in offices.
The recent World Green Building Council report “Health, Wellbeing & Productivity in Offices” demonstrated that the design of an office has a material impact on the health, wellbeing, and productivity of its occupants. It proposed a simple high-level framework for measuring organisational outcomes and relating these back to the physical features of buildings and employee perceptions. It identified a ‘virtuous circle’ of good design that works for both people and the planet, for example maximising daylight and enabling user control.
Sustainability also helped the Courtyard win the last Bracknell Design Award for being the best design in the Commercial & Community category built in the last ten years.
A panel of six judges chose the scheme from the 22 nominations for its energy efficiency, sense of place, and pleasant working environment. Bill & Katie Reed received their award from Cllr. Mrs. Mary Ballin, Executive Member for Planning and the Environment.

The Lexicon is the new heart of Bracknell, and full of what you’d expect from a town centre. Walk there for lunch, or drop in on the way home after work to visit High Street favorites, there are over 3,000 car spaces.
