Find the right building and tenure for you

 
One of the biggest difficulties for an occupier is striking the right balance between the extra space needed and the cost. Too little space, and you may have to move again soon. Too much space, and the business incurs needless additional cost.

Reedspace helps you get this right by offering managed space on flexible terms, and by trying to facilitate changes before a lease expires. So far two occupiers have successfully expanded into adjacent buildings, with interconnecting openings, and two occupiers have sub-let a floor in their building to produce income until they need the additional space.

  The table below shows the net sizes of offices, and guidance on how many desks they might accommodate. However, schedules can only give part of the story – offering little idea of the feeling of spaciousness that can only be experienced within a building.

The generous proportions, open layout, and full height windows at all the Courtyard buildings combine to uplift the spirit of all who enter them, whether their business is growing or not.

Floor plans

All buildings have column free interiors that are configured for both open plan and cellular office layouts. Currently all occupiers have individual offices and meetings rooms on the ground floor, with open plan working on the first floor. Buildings were designed to maximize useable space, and Bill Reed Architecture offers potential tenants a complimentary space planning exercise to ensure they have the optimum building for their needs.

Space Planning

Every occupier has their own space requirements, but there are broad similarities. Furniture layout plans are shown at the maximum comfortable density of around one desk per 75 sq ft.

Tenure: lease or license?

The Courtyard offers offices on a traditional lease or as managed space. We suggest you take a conventional lease if you want:
• The most cost effective solution assuming you can stay at least two years.
• Greater control over your environment and branding.
• More security of tenure.

But managed space is better if you prefer:
• The flexibility to move out when you want to, subject to agreed notice.
• A predictable, inclusive, monthly cost.
• To spend all your time managing your business, not your offices.

Units 11 is immediately available, and is fitted out and furnished to a high standard, for £25 per sq ft.
