SERVICE CHARGES LESS THAN A THIRD OF THE BRACKNELL AVERAGE 

Total occupancy costs at the Courtyard can be shown to be much less than other offices in Bracknell, whether serviced or not.

We used to compare the Courtyard outgoings with national benchmarks such as Jones Lang LaSalle’s Service Charge Analysis for Offices (OSCAR), and Property Solution’s Service Charge Operating Report for Offices (SCOR), but the former has now stopped, and the latter’s sample sizes are too low, so we now compare directly with other available offices in Bracknell

The current service charge at the Courtyard is around £3.05 per sq ft compared with an average of £7.80 per sq ft for other available offices, adding around £5 per sq ft to annual outgoings. Unlike most offices buildings, the Courtyard Service Charge includes insurance.

Unforeseen expensive dilapidations are one of the downsides of a traditional lease, but the Courtyard has been designed from the outset to keep these under control. The heavy traditional construction helps (even WC cubicles are made of engineering bricks) and inaccessible high ceilings are finished with Beech veneer so they never have to be decorated. This means that usually the only things that the buildings need at a change of tenancy is paint and carpet to get them back to a pristine state.
